The house I have been getting all the searches on, going through the deeds, preliminary enquires etc etc etc, incurring (very reasonable) conveyancing fees on (I'm bound to say that, as a future lawyer!) yesterday accepted a "better" offer from a first time buyer! Because they can't wait any longer for me. Ironically, my buyer will be ready to exchange contracts in about a week! Life's a bitch ...

I hope they F*cking choke on it!

So tomorrow I shall mainly be looking for a new house! :flame::flame::flame:

Hello sbwells. I don't blame the legal system. I blame the general lack of faith people exhibit in propery transactions in the UK.

What really p!sses me off is I really loved that house. I would have walked over hot coals to get it. And they've completely dismissed that dedication in favour of a poxy few grand which they're not gonna get anyway because their buyer, like the 3 'first time' buyers who offered before I did, will drop out when they realise it has certain 'quirks', like no mains drainage, oil fired C.H cos no gas, communal garden, management fees etc etc, by which stage, I'll be safely ensconced in some other house, which I may well love as much, and it's their loss.

B*ll*cks to 'em

Send some of the Boys from the DSC around to give them a good kicking. Just like the good old days.

I've got a ex landlord in the UK that still owes my wife and I 625 quid in bond. He inspected the flat and signed a piece of paper stating the he was happy with the property and would repay the bond when we moved out. He didn't repay it and we have been chasing him for over a year now.

Any ideas on how we can get our money back. We spoke to him the other night and he basically said Ha, Ha what are you going to do about it from New Zealand

Thanks for your messages, all. Ali, somewhat self-centred but par for the course, sweetpea. Fordie, I know you know what I thought about that house. I'm really gutted. Just have to move on though.

Nice to be able to share it and get this much feedback this quickly though.

How much is a track .. to buy .. I mean .. permanently .. what £200K ... I can do that. Seriously, an idea is hatching here. Are there any tracks for sale in the UK? They've got to be a real money spinner. And frankly, I could live in a mobile home if necessary whilst I'm building up my alternative profession of a motorcycle track owner.

Someone look into it and get back to me ... just going inside to get more wine.

Ok no worries. Tell your wife to cheer up. At the end of the day, it's only money, which is just energy, it flows in, it flows out. Tell her to think of all the good things that have happened since you went out to NZ. They compensate for the bad stuff here.

When i was buying my current mudhut as Dibble describes Northern residences, we were just about to exchange when i got a phone call to say, they had a higher offer, match it or forget it.

My instant reaction was BLIND RAGE, good job i was 150 miles away when i got the call, as we had been looking for ages and knew this was the one i matched the offer. The sellers moved in with parents whilst waiting a month for their next house. They came round to collect some post that hadn't been redirected and told us in a most irate manner how the people they were buying off had put the price up (by exactly the amount they stuffed us for) at the last minute.

I just p1ssed myself.

Oh and why do you need to go outside to use the computer, and go back in for wine, isn't it a bit cold. MAD woman!

Ruth Im sorry to you have been let down like this, we went through the same thing during the early 90s the couple we eere buying from pulled out 10 minuites before exchange of contracts!! we spent 18 months living with annttes dad were gazuped twice had 2 sellers pull out at the last moment. We ended up in a house with a new roof but no floors. but that house is now our home and we never dreamed that we would own such a nice place. good things can come out of bad, keep looking and stay positive

ps the system in this country sucks. I reckon all the legal fees etc cost us well over 5000 pounds in 1991/3 which was a sizable chunk of our earnings at that time

Pessimistic or what, but as I am dealing with the diposal of my poor old uncles (recently deceased) house (We have had a lucky beak with a cash buyer, no estate agents) and all I am doing is waiting for the inevitable call to say they are pulling out.

Stressful, I'd say so.

That's really bad luck Ruth.

Bizarrely, although first time buyers have it tough when it comes to saving for a deposit and getting a mortgage together, once that's sorted they hold the whip hand, 'cos they know that the lack of complication they offer to the seller will have people falling over themselves to keep them sweet.

Did you hear on the radio the other day that first time buyers have now started 'underzumping'? Come in with an offer that's initially higher, wait until one or two days before exchange of contract, then drop their offer by quite a few thousand quid. What's the seller gonna do? Accept it or start the long process all over again and lose the house they're buying as well.

I couldn't operate like that, but then 'integrity' seems to be a very old fashioned attribute doesn't it.

It's been said many times before, but the Scottish system is the way to go. I find the 'offers over the guide price' system they use a bit weird, cos that's just like a lottery with people offering something like 30% over the listed price in some cases , but the notion that once you've accepted an offer you are legally bound by it (I think you can get out but it costs an arm and a leg), well, that's spot on!

75% of the time it fails though ........

nature of the beast in England and Wales ... I'm surprised no ones blamed the estate agent yet ........

Ruth - you have my sympathies - I've been gazumped on more than one occasion, although luckily fairly early on in the process and as my solicitor is a friend of mine, the losses have been minimal and it's been more of an invoncenience than anything else.

As far as race tracks - there was a place for sale in the South of France last year or the year before with it's own circuit.... sounded fantastic! Now - where did I put my lottery ticket....

I remember that one, own race track, 30 kms of enduro tracks, lots of hectares, big house, and gatekeepers lodge i think, all for one million £ not euros, baragin.

Shame i had to put my spare change in the gas meter last night, anyone fancy a whip round, DSC holiday home with own track, sounds good to me.

Tough luck Ruth. Like they say, what goes around comes around so just get on with it. I personally would recommend contacting them again to see if you can look around with view to upping the offer, make a bigger offer, then pull out at last minute. (revenge is a dish best served cold). But my mind is warped from years of continuing abuse.

Shaun, it appears that the lady in your avatar has fell over and the bike is trapping her leg. Offers of assistance? Was there much damage?

I totally blame the system! All the hangeronners from solicitors to Estate Agents(what qualifications? :puzzled:)

I bought somewhere in Spain........No solicitors, No Estate agents, no paracites, Conducted the searches myself inconjuction with the sellers Bank manager!
Everyone turns up at the Notorie Office, you selling, got the deeds? You buying, got the money? Ok Swap.

Thanks for all the well wishes. I'm of a mind to drop the people I was going to buy from a 'change of address' note when I move into my new house and they're still in theirs :devil::devil:

But "revenge is mine, sayeth the Lord" so I'll leave it to Him.

I've been to look at a really quirky place this afternoon. Walking distance to work, old school house (part of) and a lovely little courtyard garden, opposite a suitable dog walking park. Only problem, no garage.

Now then, structually, I am going to have to knock out a window and put in double doors so that I can run my bike up the drive and straight into what is currently a bedroom but will become a utility/garage. Can already picture my bike sitting in there. Nice centrally heated Ducati only bed room - I'm amazing myself with my own positivity!

I blame the system too. I'd like to know if there's been any test cases where the buyer has tried to sue the seller for breach of verbal contract and recover their losses.
Surely there's enough people in the equation to verify a verbal agreement has been made, and if proven then isn't that as good as a signed contract?

I just think myself lucky when hearing of this sort of thing... when I bought my pad it was 4 weeks from deciding to buy a house to the day I moved in, and that was after a week's delay cos the seller didn't have his new place sorted!

Never been one to let the grass grow under my feet, I have found another absolutely perfect house which has the following VERY SPECIAL advantage:_

The garage has been converted into an office/playroom. 2 BT lines etc, so perfect home for my computer. Then I'm going to knock out the stud wall and half way down the garage put in patio doors. So I can sit at my desk and admire my bike at the same time. Was this house made for me, or what?

Oh, and work will be less than 5 minutes walk, it's a beautifully restored Victorian 3 up 3 down with a lovely little back garden with decking, a gazebo and a bit of grass, so fantastic for parties.

The owners are going to Australia and want to move in March and it's £10K less than the last house. And the woman wants me to have it as I can move the fastest!

There, that has to be a record recovery, abject disappointment to elation in 3 days!

Right Eric. I shall do. I took Jo with me this afternoon and she knew within seconds of arriving that it is THE PERFECT HOUSE for me. So all the things that didn't quite go right last year and this year, not to mention all the things that went horrendously awry, there was a reason for all of them.

And you're all invited to my houswarming, as long as you don't mind spilling over into the street. Bring a sleeping bag, and bear in mind that the copshop is almost my closest neighbour so ... so I'll be getting quite friendly with the boys in blue RESULT ! I do love a uniform.

Similar thing happened to us and the house we ended up with was Ten times better than the one we lost!!!
Can we come to stay now???....:P;)

Great news. Exchanged contracts on my dream house today. When I say dream, became a nightmare and took bloody months to sell but finally there. Out next week. Thank F*ck.

I predict I will be in my new house by 1st April at the latest. Party party! :bouncy::bouncy::bouncy:
