After years of renting,at long last i am in a position to be able to buy a house,just trying to find out how much i should be payng in fees...?

You have to pay conveyancing fees which are subject to VAT, disbursements (Land Registry and Local Authority searches and various others to make sure there are no horrendous issues likely to crop up eg. flooding), Stamp Duty Land Tax (on properties between £125K and £250K it's 1% of the purchase price). Best bet is to find a house or flat you like then contact a few solicitors and get quotes for the conveyancing and an estimate of the disbursements. If they are local, they'll know what searches are needed and how much they will cost. Bear in mind that, with solicitors conveyancing fees, cheapest is not always best. You can get cheap non-solicitor conveyancing but buying a house is a stressful thing and having grief from your bucket shop conveyancers won't help. Ask your mates if they can recommend anyone. Be prepared for considerable expense and maybe arrange with your lender to lend enough to cover those costs once you know what they are. You will also have a survey fee to pay. You can just have a Building Society valuation which should turn up any serious structural issues but you won't get to hear about the more minor points. Consider the age of the house. It's your biggest investment to date and a structural survey on an older property might save you a load of grief in the long run.

We're buying the house we've been renting for 3 years,so dont have to worry about trawling round looking for places,also no hassle with removals,bonus..needs revamping right through,not done anything to it since we moved here,but fingers crossed everything goes through,then i'll be putting a kitchen extension on and converting the loft,then flog it and try and find somewhere out in the sticks that wants a bit of work doing to it..thats the plan anyway..

We bought ours 4-5 years ago but ******ed if I know how much it cost ! but could not have been to much as I managed to keep the Duke :cool:

By the way age,its not the place you picked up the bodywork from..! Would love to buy it off my mate,but not the price he would want for it,be happy just to have the garage..

jealous age because my family:
1.worked farking hard for it
2.dont make bed sheets
3.Our family tree isn't a straight line like yours

and yes moggers,no more panty sniffing.....it said i was banned "for life" but only for 10 days.
Some nice areas in St Pauls going cheap Moggers.
Or my house is for sale...... got £520,000 with planning permission to build a 4 bedroom house in the garden?
Could make a tidy project jase.
