Building a Garage - Costs etc.
Quick question for those of you who know far more than I do..

Having sold my current place the weekend just gone, need to find somewhere to buy.

Obviously I've been telling estate agents that I only want somewhere with a garage, but we've been sent details of a house that looks really good, but has no garage. Just wondering what the costs involved in building one are likely to be (just a standard brick built single garage). Also, what planning restrictions if any - would I need planning permission assuming it's built basically in the back garden or along the side of the house?

had our 6m x 5m single skin - tin roof - roller door garage built - cost us £6,000 all in!

Concrete sectional single garage, around £1500 delivered and erected on your own base.
Brick, £6k is cheap! £10k upwards is what i was quoted.
Phone the council and ask for the planning department, they will tell you if you need permission or not.

I had a sectional concrete garage ... around £1,650 is about right. Mine is 11ft x 21ft with up and over door.

As for planning permission I was told by the council that as long as it was 1 mtr away from any dwelleing then planning permission was not required. There was a max floor size to bear in mind, but, the floor size quoted was about the size of a small industrial unit.

generally depends on a few things

requires permission if..

Above 70 cu mtr requires permission,
is less than 20mtrs from a public road footpath
you already have an extention
it is positioned nearer the road than house


usually if the garage is detatched and in the rear/side garden you wont need permission if its under 70 cu mtr

remember its alot cheaper to attatch the garage to your house than free standing

last garage i built approx 3m x 5m was around 7k + vat...not inc door for a freestanding brick garage

biggest tip is look on the street for other newly built garages , if they have one chances are you can
